“We can heartily recommend Red Truck Roofing with enthusiasm. They responded quickly to our calls and scheduled and kept their appointments. Our hurricane damage required skill and creativity in the repairs from wind, rain and trees falling. The estimate was fair and reasonable. Red Truck Roofing went to great lengths to match the materials and even provided a limited warrenty for the large patch, which other companies refused to do.”

“They had certain specifications that were required by my HOA and followed them to the letter. They covered the bushes around the house and not one piece of shingle, roof paper or anything was left on my property. I am in a four unit villa. My next door neighbor had their roof done about a year ago and a metal strip was put on the roof separating theirs and mine. Red Truck Roofing removed the strip and feathered in the new shingles. You can’t even tell the difference.”

  • TPO roofing near you: Red Truck Roofing installer running a hot air welder along a TPO membrane seam on a Tampa Bay office building

    TPO Roofing

TPO roofing is a single ply white thermoplastic membrane, heat welded at every seam, that reflects most of the Florida sun off the building and is the most installed commercial roof in the country for a reason.

Red Truck Roofing installs Mule-Hide TPO in 45, 60 and 80 mil, mechanically fastened or fully adhered over new polyiso insulation. Expect 20 to 30 years of service, cooler top floors and a manufacturer warranty that runs up to 30 years on the right assembly.

  • Multi family roofing contractor Seminole FL: Red Truck Roofing reroofing Bardmoor and Tamarac by the Gulf condo and villa buildings

    PVC Roofing

PVC roofing is the single ply membrane for restaurants, kitchens and anything with grease or chemical exposure, because PVC shrugs off the oils and fumes that soften a TPO or EPDM roof over time.

It welds like TPO, costs a little more per square foot, and lasts 25 to 35 years in Florida. If the building has exhaust fans from a hood, PVC is the roof we specify.

  • Roof inspection for insurance near you: Red Truck Roofing written roof condition report with photos prepared for a Florida homeowners insurance renewal

    EPDM Roofing

EPDM roofing is the black synthetic rubber membrane that has been on commercial buildings for more than 50 years, installed in wide sheets with taped or adhered seams.

It is the lowest cost single ply, handles thermal movement well and repairs easily. In the Florida sun a black roof runs hot, so we usually recommend white TPO or PVC on occupied buildings and reserve EPDM for warehouses, canopies and budget driven recovers.

  • Multi family roofing contractor near you: Red Truck Roofing crews reroofing several apartment buildings at once in a Tampa Bay community

Multi Family, HOA and Condo Roofing

Multi family roofing is a phased reroof across many buildings on one property, run by one project manager to one spec, with a schedule that keeps residents parked, dry and informed the whole way through.

This is the job Red Truck Roofing is built for. Our crews finished more than 12 multi family buildings in under three weeks, with dumpsters staged, parking mapped, notices posted and every building inspected by the county before the next one started.

Boards get one point of contact, one written schedule and one warranty package at the end. For pitched roofs across a community, see our roof replacement page for the shingle, metal and tile options.

  • Storm damage roof inspection Seminole FL: documenting hurricane wind and water damage on a Pinellas County home

    Modified Bitumen Roofing

Modified bitumen roofing is the multi ply asphalt system, usually a base sheet plus a granulated cap sheet, torch applied, cold applied or self adhered, that has held up on Florida flat roofs longer than any single ply.

Red Truck Roofing is a Polyglass Preferred Contractor and installs Polyglass and Mule-Hide mod bit systems. It is the right roof for small flat sections, heavy foot traffic and buildings where a granulated surface is preferred over a membrane. Expect 15 to 25 years.

    ★★★★★

    Commercial Roof Repair and Maintenance

Commercial roof repair is finding the failed seam, flashing, drain or curb that is actually leaking, fixing it to the manufacturer’s detail so the warranty stays intact, and putting the building on a maintenance schedule so it does not happen again.

Most commercial leaks come from four places: seams, flashings around HVAC curbs, clogged drains and scuppers, and punctures from other trades. Red Truck Roofing repairs all of them, documents each visit with photos, and offers semi annual maintenance plans that satisfy most manufacturer warranty requirements.

    ★★★★★

“I just want to take a second and thank William ,Thomas and entire team for taking care of repairs on my roof. I appreciate all of your help and how professional all of you guys are answering all my questions being on time and being so professional, I will keep your business card in my wallet for any future needs. I highly recommend this team.”

The Florida Rules That Decide How Your Commercial Roof Gets Repaired or Replaced

Commercial roofs in Florida answer to the Florida Building Code, the manufacturer’s specification and your insurance carrier, and all three have to agree before a permit is closed. Here is how the rules break.

Replacing a low slope roof Rule 01

The 2023 Florida Building Code requires insulation to current energy code, positive drainage and tested wind uplift for the assembly

Expect tapered insulation, new drains or scuppers and a fastening pattern set by the uplift calculation, not by habit

Recovering over an existing roof Rule 02

The code allows one recover over one existing roof if the deck is sound and there is no wet insulation

A moisture survey decides recover versus tear off; two roofs are never allowed to stack

Repairing part of a roof permitted after March 1, 2009 Rule 03

Senate Bill 4-D (2022) allows repair of the damaged section regardless of how much is damaged

A storm repair on a newer roof does not force a full replacement

Repairing part of a roof permitted before March 1, 2009 Rule 04

More than 25 percent of a section within 12 months triggers bringing that section to current code

A large repair can become a section replacement on older buildings

Wind uplift on the building Rule 05

Tampa Bay sits in a 140 to 160 mph ultimate design wind speed zone with higher pressures at corners and perimeters

Corners and edges get more fasteners or more adhesive, and the edge metal has to be tested to ANSI/SPRI ES-1

Insurance after a storm Rule 06

Florida’s 2023 reforms shortened claim deadlines and ended assignment of benefits on new residential policies; commercial policies carry their own deadlines

Document within weeks, and never sign the claim over to a roofer

Any reroof or large repair Rule 07

A permit and a county final inspection are required, pulled in the contractor’s name

The permit record follows the building and shows up at sale

The Four Numbers We Verify Before a Commercial Roof Goes On

01

The Uplift Calculation

Every low slope assembly is fastened or adhered to a pressure calculated from the building’s height, exposure and the 2023 code wind map. The corners of a two story building in Clearwater need more than the field of a one story building in Lutz, and the fastening pattern shows it.

02

The Insulation R Value

The Florida energy code sets a minimum R value for a replaced low slope roof, and most older buildings fall short. We size the polyiso to meet it and taper it to drain, which also lowers the cooling bill on the top floor.

03

The Slope to the Drain

Code requires positive drainage, which in practice is a quarter inch per foot. Ponding water is the number one killer of flat roofs in Florida, so we crown the insulation, add drains or scuppers where needed, and photograph the roof after the first rain.

04

The Warranty Requirements

A Mule-Hide or Polyglass NDL warranty has its own inspection at the end and its own maintenance requirement afterward. We build to it, schedule the manufacturer inspection, and put the maintenance plan in writing so the warranty never lapses on a technicality.

Flat roof installation near you: Red Truck Roofing setting tapered polyiso insulation for positive drainage on a commercial roof deck

Nine Signs Your Commercial Roof Needs a Call Before the Next Rainy Season

Flat roofs fail slowly and then all at once, usually in the middle of a tenant’s busiest week. These are the signs a property manager can check from the roof hatch in ten minutes.

  1. Ponding water that is still there 48 hours after rain

  2. Seams that are lifting, fish mouthed or show exposed scrim

  3. Blisters or bubbles in a membrane or mod bit cap sheet

  4. Flashing pulling away from HVAC curbs, parapets or pipes

  5. Clogged drains, scuppers or gutters with standing debris

  6. Stained ceiling tiles, wet insulation or a musty smell on the top floor

  7. Bare spots where the granules have worn off a mod bit roof

  8. Cracked or chalking coatings on an older roof

  9. A roof older than 15 years with no maintenance record for the carrier

Commercial Roofing vs. Residential Roofing: Why the Commercial Job Needs a Commercial Contractor

Commercial roofing and residential roofing use different materials, different codes and different crews, and a residential roofer who takes a flat roof job learns those differences on your building. Red Truck Roofing does both, and here is where they split.

Factor
Commercial Roofing
Residential Roofing
Typical roof
Commercial Roofing: Low slope or flat, TPO, PVC, EPDM, mod bit, coatings
Residential Roofing: Steep slope shingle, metal or tile
Who decides
Commercial Roofing: Owner, property manager, board, tenant lease, insurance carrier
Residential Roofing: The homeowner
Codes in play
Commercial Roofing: Energy code insulation, uplift calculation, drainage, ES-1 edge metal
Residential Roofing: Deck nailing, underlayment, six nail pattern
Warranty
Commercial Roofing: Manufacturer NDL warranty with an inspection and a maintenance requirement
Residential Roofing: Manufacturer system warranty plus workmanship
Schedule
Commercial Roofing: Phased around business hours, tenants and deliveries
Residential Roofing: Usually one day
Biggest risk
Commercial Roofing: A roofer without commercial certification voiding the manufacturer warranty
Residential Roofing: Storm chasers and four nail installs

What Commercial Roofing Costs in Tampa Bay, in Writing, Per Square Foot

Commercial roofing in Tampa Bay runs from about $3.50 per square foot for an EPDM recover to $8 or more per square foot for a fully adhered PVC replacement over new insulation, and Red Truck Roofing prices every bid line by line so the board or owner can see membrane, insulation, flashings, permit and disposal separately.

Inspections are free. Here are the installed ranges, based on 2026 estimates and local project data.

Commercial Roof System Typical Installed Range Expected Life What Moves the Price
TPO, mechanically fastened or fully adhered $4 to $7 per sq ft 20 to 30 years Mil thickness, insulation R value, tear off versus recover, rooftop equipment
PVC $5 to $8 per sq ft 25 to 35 years Same as TPO plus the membrane premium
EPDM $3.50 to $6 per sq ft 20 to 25 years Adhered versus ballasted, seam tape, insulation
Modified bitumen, two ply $4 to $7 per sq ft 15 to 25 years Torch, cold or self adhered, granulated cap, number of plies
Silicone or acrylic coating over a sound roof $2 to $4 per sq ft 10 to 20 years added Prep, mils applied, seam reinforcement
Multi family shingle reroof, per building $6,000 to $55,000 plus 25 to 30 years Roof size, decking, code upgrades, number of buildings phased
Commercial roof repair $500 to $5,000 plus — Access, membrane type, number of leaks, drain work

Every bid includes the permit, the county final, the disposal and the manufacturer warranty inspection. A number that does not break out those four items is a number that will grow.

Your Commercial Roofing Project in Six Steps From the Walk to the Warranty

A Red Truck Roofing commercial job follows the same six steps on a 2,000 square foot restaurant and a 12 building community, so the owner, the manager and the tenants all know what happens next.

Roofer in Seminole FL inspecting roof decking board by board during a Red Truck Roofing tear off
  1. The call and the walk.

A human answers at (813) 733-8725. A project manager walks the roof, cores or moisture scans if needed, photographs every drain, seam and flashing, and writes a condition report.

  2. The written scope and bid.

Membrane, insulation, drainage, flashings, permit, disposal and warranty, each on its own line, with options if the board wants them.

  3. Scheduling around the building.

Deliveries, dumpsters, parking, tenant notices and hours of operation are mapped before the first truck arrives.

  4. Installation to the spec.

Tear off or recover, insulation to the energy code, membrane fastened or adhered to the uplift calculation, flashings to the manufacturer detail, edge metal to ES-1.

  5. Inspections.

County final inspection, then the manufacturer inspection that releases the NDL warranty.

  6. Closeout and maintenance.

Photo record, permit paperwork, warranty documents and a maintenance plan so the warranty stays in force.

Two Warranties on Every Commercial Roof, the Manufacturer’s and Ours, Both in Writing

A commercial roof warranty is only worth what the manufacturer will honor, and the manufacturer only honors a roof installed by a contractor it certified. Red Truck Roofing’s certifications put that coverage on your building.

  • Mule-Hide NDL system warranties on TPO, PVC, EPDM and modified bitumen assemblies, from 10 to 30 years depending on the system, with no dollar limit on covered repairs

  • Polyglass system warranties on Polyglass modified bitumen roofs installed by a Polyglass Preferred Contractor

  • GAF Golden Pledge and Owens Corning Preferred Protection on shingle reroofs across multi family and HOA communities

  • Red Truck Roofing workmanship warranty in writing on every installation and every repair, from a company with an office on Gunn Highway

  • Transferable coverage on most systems, which matters the day the building sells

Roofing contractor Tampa FL GAF Golden Pledge warranty certificate issued to a Red Truck Roofing customer, GAF Master Elite installer

The Commercial Roofer Who Bids Low, Skips the Certification and Leaves the Warranty Void

The most expensive commercial roof in Tampa Bay is the cheap one installed by a crew the manufacturer never certified, because the warranty dies the day the last truck leaves. Here is how to check a commercial roofing bid in five minutes.

  1. Check the license at MyFloridaLicense.com.

A Florida roofer holds a CCC license. Ours is CCC1332514, and our building contractor license is CBC1259162. No license number on the bid means walk away.

  2. Ask which manufacturer certified the crew.

A Mule-Hide, Polyglass or GAF NDL warranty requires a certified installer. If the bidder cannot name the program, there is no manufacturer warranty.

  3. Ask for a local address you can drive to.

Red Truck Roofing is at 8517 Gunn Hwy in Odessa. A P.O. box is not an office.

  4. Check Google and the BBB.

A company with 262 Google reviews has a history with property managers who will talk to you.

  5. Confirm the permit is pulled in the contractor’s name.

A roofer asking the owner to pull the permit is avoiding accountability.

Frequently Asked Questions

What types of commercial roofs do you install?

Red Truck Roofing installs TPO, PVC and EPDM single ply membranes, modified bitumen, silicone and acrylic coatings, and the shingle, metal and tile roofs on pitched commercial and multi family buildings. Our crews are Mule-Hide certified and Polyglass Preferred.

How long does a commercial roof replacement take?

A 5,000 square foot flat roof usually takes three to five working days. A multi family community is phased building by building. Our crews finished more than 12 buildings in under three weeks on one property, with county inspections between each.

Can the building stay open during the work?

Yes. Commercial roofing is scheduled around business hours, deliveries and tenants. We map parking, stage dumpsters away from entrances, post notices and keep noisy work off the busiest hours whenever the building needs it.

Should we recover the roof or tear it off?

The moisture survey decides. Florida code allows one recover over one existing roof if the deck is sound and the insulation is dry. Wet insulation or a second roof already in place means tear off. We show you the survey before the bid.

What is an NDL warranty?

NDL stands for no dollar limit. It is a manufacturer system warranty, from Mule-Hide, Polyglass or GAF, that covers repairs to the roofing system with no cap on the cost, for 10 to 30 years, and it is only issued on roofs installed by a contractor the manufacturer certified.

How much does a commercial roof cost per square foot?

In Tampa Bay, TPO runs $4 to $7 per square foot installed, PVC $5 to $8, EPDM $3.50 to $6 and modified bitumen $4 to $7, with coatings at $2 to $4 over a sound roof. Insulation, tear off, rooftop equipment and drainage work move the number, and every Red Truck Roofing bid breaks them out.

Do you handle insurance claims on commercial buildings after a hurricane?

Yes. We dry in the building, document the damage with dated photos, write the scope and meet the adjuster on the roof. You file and control the claim. See our storm damage roof repair page for how that works.

Do you offer maintenance plans?

Yes. Semi annual inspections, drain and scupper clearing, seam and flashing checks and a written report after each visit. Most manufacturer warranties require documented maintenance, and the plan keeps yours in force.

Are you open 24 hours?

Yes. Red Truck Roofing answers the phone 24 hours a day, 7 days a week at 813-RED-TRCK, which is (813) 733-8725. Emergency dry in for commercial buildings is available around the clock.
